My inspections includes the following, but are not limited to:


Roof Inspection

  • Primary roof - covering material
  • Gutters and downpipes
  • Vents, flashing, skylights, chimney, and other roof penetrations
  • The general structure of the roof


Exterior

  • Describe and report on the condition of the exterior wall covering
  • Report on the condition of the siding, flashing and trim
  • Report on the condition of all door and window exteriors, decks, stoops, steps, stairs, porches, handrail assemblies, balustrades and guardrails, eaves, sofits and fascias
  • Report on the condition of the vegetation , surface drainage and retaining walls when these are likely to adversely affect the structure
  • Report as a potential safety hazard any spacing between intermediate balusters, spindles and rails for steps, stairways, balustrades, balconies or railings that  exceeds modern safety standards
  • Report on the presence of visible damp - proof course


Cellar, Underfloor Spaces and Structure

  • The cellar and or any safely - accessible under - floor spaces if present
  • Report on the location of the cellar or other under - floor access openings
  • Report any present condition or clear indications of past moisture intrusion of leakage
  • Report any general indications of foundation movement, such as, but not limited to: cracks in the interior or exterior wall coverings or concrete foundations, out of square door frames or sloped floors


Heating Systems

  • Identify the type of heating system installed  and operate the heating system using normal operating controls to report on any defects


Fireplaces

  • Report on the condition of the fireplace, including the : firebox; proper operation of the damper, if readily accessible; the condition of the hearth; and for adequate clearance from the firebox to combustibles


Cooling Systems

  • Identify the type of cooling system installed
  • Operate the cooling equipment using normal operating controls


Plumbing

  • Identify the water supply as public or private 
  • Describe the visual condition of the primary water supply isolation valve, as well as describe its location
  • Visible distribution pipes
  • All taps, fixtures, and faucets for proper installation, operation and condition
  • Water supply functional flow
  • The condition and proper operation of mechanical drain stops in sinks and tubs
  • Plumbing fixtures for functional drainage
  • Inspect the accessible and visible drain, waste and vent systems for functional drainage, operation and configuration
  • Inspect the water heating equipment or geyser, including: Venting, distribution pipe connections, Identification of the energy source and verification of the presence or absence of temperature - pressure relief (TPR) valves and properly terminated TPR discharge pipe
  • Inspect and test accessible sump pumps if applicable
  • Inspect flush and report as in need of repair toilets that: have loose cisterns or are loose at the floor
  • Cracks in the ceramic material
  • Leaks or have cistern components that do not operate as designed


Roof space (Attic) and Insulation

  • Report  on the general condition of insulation if present
  • The visible building structure
  • The overall accessible and visible condition of the rafter / trusses and battens; and correct installation there of
  • Any signs of moisture intrusion or damage and or evidence of roof leakages


Doors, Windows and Interior


  • Inspect the proper working condition of all doors and windows 
  • Inspect the walls, ceilings, steps, stairways, handrails and guardrails
  • Report as being a potential safety hazard any spacing between balusters, spindles and treads that fails to comply with modern safety standards
  • Report as in need of repair or replacement of door and window seals


Garage door components

  • Garage door openers by operating the installed automatic overhead door control
  • Operate the automatic overhead door opener manual disconnect
  • Overhead door support structure
  • Any installed safety photo - electric sensors controlling automatic stop or reverse and
  • Placement of actual switches
